Try refreshing your browser or delete the cache files. That usually fixes it.

We always recommend a deposit. Usually 50% at signing and then 50% plus the security deposit 60 days before arrival.

Any rent collected is only refunded if you can you are able to rent the property for the same time period.

Try looking up their house on Google to see where they live, what their house looks like, lawn mowed, and so on.
Then I look them up on social media (like Facebook). If you see a lot of posts are showing negative attitude, you probably don’t want them as a tenant.

Today, most people expect a 3% credit card fee. We recommend it.

The lease should stipulate everything:

Florida taxes, refund policy, security deposit, pets (or no pets), how many people can stay in the home, cancellation policy, damage policy, insurance, term of the lease, credit card fees, cleaning fees, guest passes, golf cart (included or not). Be as specific as you can be.

Villages Hometown Property Management will take care of most of your worries. It costs a little more, but you will have very few headaches. If you are from out of state, we highly recommend them.
