South Sumter County growth continues reshaping the southern portion of The Villages. As new government facilities open, construction expands near Eastport, and infrastructure discussions remain active, the pace of change across the area continues becoming more noticeable.

Meanwhile, development near Middleton continues moving quickly. Construction crews remain active across Long Prairie, while conversations surrounding Legacy Place and future retail plans continue drawing attention.

Here are a few things that stood out this week.

New County Service Center Opens Near Middleton

Sumter County officially opens its new service center this week near the intersection of Central Parkway and US 301 in Sumterville.

The new 32,441-square-foot facility includes a library, tax collector services, driver’s license services, clerk of court offices, public meeting space, and additional community resources.

According to county leaders, the facility will improve access to public services as growth continues across the southern portions of The Villages and South Sumter County.

The ribbon-cutting ceremony takes place Tuesday, May 26. Afterward, public services begin Wednesday, May 27.

In addition, county officials have discussed plans for future public meetings and expanded community use of the facility.

Legacy Place Conversations Continue Near Middleton

Residents also continue discussing the future Legacy Place development planned near the new hospital area south of Middleton.

So far, developers have described Legacy Place as a large commercial area intended to serve the growing southern portion of The Villages. Plans discussed publicly include shopping, restaurants, services, and additional businesses connected to continued expansion near Eastport and Middleton.

During a recent livestream discussion, several rumored business names surfaced, including:

  • Target
  • Publix
  • City Furniture

At this point, none of those businesses have received official confirmation.

Even so, residents continue watching the area closely as nearby construction and infrastructure work move forward.

If some of those businesses eventually arrive, the southern portion of The Villages could look noticeably different over the next several years.

Construction Activity Continues Across Long Prairie

Construction activity across Long Prairie and nearby southern neighborhoods continues moving quickly.

In many sections, new foundations, framing, and homes continue appearing almost overnight as development pushes farther south.

Some residents welcome the expansion. Others miss the quieter atmosphere from a few years ago.

Either way, the scale of South Sumter County growth is becoming harder to ignore.

At the same time, road traffic, utility work, construction vehicles, and truck activity are becoming a more noticeable part of daily life around Middleton and Central Parkway.

Injection Well Proposal Continues Drawing Questions

Another topic generating discussion is the proposed injection well project near the landfill area by State Road 470 and the Florida Turnpike.

Recently, residents and local officials have raised concerns about the long-term environmental risks connected to injecting landfill leachate deep underground.

For now, the project has not moved forward, although additional public discussions are still expected.

As discussions continue, the proposal will likely remain an important issue to watch over the coming months.

Around The Villages This Week

  • Summer rain patterns are returning, with heavier afternoon storms developing across the area.
  • Meanwhile, residents continue debating electric golf carts versus traditional gas carts.
  • Questions also remain about future fast-food and convenience options near Eastport and Middleton.
  • Some residents have voiced frustration over maintenance conditions at Sophie Doodle Dog Park.
  • At the same time, traffic and truck noise discussions continue around Middleton and Central Parkway.

For now, one thing seems clear: the southern portion of The Villages continues changing quickly.

From expanded county services to retail speculation and large-scale residential construction, South Sumter County growth remains one of the biggest ongoing stories shaping the area right now.

Has the pace of growth in the southern areas matched what you expected — or changed how you think about living near the newer developments?
