Eastport is The Villages’ newest town center, and its restaurant lineup is finally starting to fill in. Visitors can now choose from full-service dining, Mediterranean food, coffee, ice cream and a casual poké option, with several additional restaurants under development.

Prime & Ember
Prime & Ember is Eastport’s full-service steakhouse, serving steaks, seafood and cocktails. It remains one of the area’s primary destination restaurants and an evening dining option for visitors to Eastport.

The Terrace at Prime & Ember
The Terrace is the rooftop bar above Prime & Ember. It’s a good option for drinks before or after dinner and offers a different atmosphere from the main restaurant below.
Yamas Mediterranean
Located at Hotel Eastport, Yamas brings Mediterranean-inspired dining to the district with grilled meats, seafood and other regional dishes. It gives Eastport another full-service option beyond Prime & Ember.
Lucky Goat Coffee
Lucky Goat Coffee opened in Eastport in 2026 and serves specialty coffee, espresso drinks, cold brew, pastries and light breakfast items. The bright indoor seating area also makes it an easy place to meet friends or stop during a morning visit to Eastport.

Port Side Coffee Co.
Port Side Coffee Co. is located inside the Eastport sales office building and offers coffee, espresso drinks and light grab-and-go items.

Sundaze Ice Cream
Sundaze is Eastport’s ice cream and dessert stop at Hotel Eastport. It’s convenient for an after-dinner treat or while walking around the Eastport waterfront area.

Island Fin Poké
Island Fin Poké is serving at the Farragut Softball Complex in Eastport. Unlike Eastport’s full-service restaurants, this is a casual concession-style food option convenient for visitors using the nearby recreation facilities.
Restaurants Coming Soon to Eastport
Eastport’s dining lineup is still growing. The following restaurants have been confirmed for the area but were not yet open as of this update. Opening timelines can change, so we’ll move each restaurant into the open section as soon as its opening is confirmed.
Oak & Stone
Oak & Stone is a tavern-style restaurant known for artisan pizza, casual American fare and a large craft beer selection. The Eastport location is confirmed and currently listed as coming soon.
Maseritas Tacos & Tequila Cantina
Maseritas Tacos & Tequila Cantina is a Mexican restaurant and tequila-focused concept confirmed for Eastport. It will add another full-service dining choice to the growing town center.
Peach Valley Café
Peach Valley Café is confirmed for Eastport and will bring a dedicated breakfast, brunch and lunch option to the district — something Eastport’s current restaurant lineup has relatively little of.
China Taste
China Taste is also being tracked as a confirmed future Eastport restaurant. The Chinese takeout concept is expected to add another casual dining option as the commercial area continues to build out.

What to Expect When Dining in Eastport
- More choices than a few months ago: Eastport now has full-service restaurants as well as coffee, dessert and casual food options.
- Still growing: Eastport’s restaurant lineup remains smaller than Brownwood, Lake Sumter Landing or Spanish Springs.
- More restaurants are coming: Several confirmed restaurant spaces remain under development.
- Good for an evening visit: The combination of dining, waterfront areas and nearby recreation gives visitors more to do than simply stop for a meal.
Is Eastport Fully Open Yet?
No. Eastport is open and increasingly active, but the town center is still being developed in phases. Restaurants, retail spaces and other portions of the commercial district continue to move through construction and tenant build-outs.
That’s why the restaurant list can change quickly. We update this page when an opening is confirmed rather than listing a restaurant as open based only on projected dates.
