Two New 27-Hole Golf Courses and More Development News Across South The Villages

South The Villages development continues moving rapidly forward, with new details emerging this week about future golf courses, recreation projects, commercial expansion, and infrastructure work near Eastport, Middleton, and the 470 corridor.

Much of the current activity remains concentrated around the southern portions of the community, where road expansion, new amenities, and large-scale commercial planning continue reshaping the area. Residents are also beginning to see more visible construction activity tied to long-term growth south of the Turnpike.

Two New Championship Golf Courses Planned in South The Villages

The Villages has officially confirmed plans for two additional 27-hole championship golf courses currently listed as “On the Horizon.”

Meadow View is described as the newest addition to The Villages golf lineup and is expected to offer a mix of challenging and approachable play across varied layouts and scenic terrain.

The Palms , also planned as a 27-hole championship course, remains in the planning and design stages. According to The Villages, the focus will center on “playability, setting, and overall experience” as development progresses.

Golf amenities continue expanding throughout South The Villages development areas, particularly near Eastport and Long Prairie, where additional residential and recreation growth is also underway.

Pullman Recreation Center Construction Becomes Visible

Construction activity is now clearly visible at the future Pullman Recreation Center near the Beautyberry and Honeysuckle area. Recent deliveries of CMU block and continued site work suggest the project is moving steadily forward.

The recreation center is expected to be similar in scale and layout to Mustang Recreation Center and will add another major amenity to the growing southern region of The Villages.

Could 470 Eventually Become Another 466A?

Discussion also continued this week surrounding the rapidly expanding commercial corridor planned near the future hospital and Turnpike area.

According to comments discussed during Gold Wingnut Live, the broader development surrounding the future hospital site could eventually span roughly 700 acres — a number large enough that some residents are already comparing the future of the 470 corridor to what happened along 466A years ago.

While the area still remains early in the development process, many residents see similarities beginning to emerge: expanding road infrastructure, large commercial tracts, growing medical presence, and increasing expectations for restaurants, grocery stores, retail, and other daily services.

If development continues at its current pace, portions of the 470 corridor could gradually evolve into one of the busiest commercial corridors in the southern portion of The Villages over the next several years.

For now, many of the long-term plans remain unconfirmed, but activity around the future hospital area continues drawing attention as South The Villages development steadily pushes farther southward.

Still No Official Word on the Eastport Grocery Store

Rumors surrounding a future grocery store near Eastport continue circulating, though there is still no official confirmation regarding which retailer may eventually move into the area.

Residents have speculated about several possibilities in recent months, including Aldi, Sprouts, The Fresh Market, and others, but no formal announcement has been made.

Traffic Changes Coming to Chitty Chatty

Road work is beginning in the Chitty Chatty area as Sumter County moves forward with changes intended to improve traffic flow and safety.

The project will convert portions of the intersection into directional turn lanes, limiting certain left turns while encouraging drivers to use nearby traffic signals and alternate routes.

The proposal has generated mixed reactions among some residents, particularly regarding convenience and future traffic patterns near the Walmart corridor along State Road 44.

470 and Infrastructure Expansion Continues

Additional land clearing and infrastructure work continues near the 470 corridor, where preparations remain underway for future road widening and utility expansion projects.

Officials say much of the current activity is tied to widening portions of 470 and preparing for long-term South The Villages development throughout Middleton, Eastport, and surrounding areas south of the Turnpike.

As of now, South The Villages development continues at a steady pace, with new roads, recreation facilities, golf amenities, and commercial projects gradually reshaping the area.
